There are so many lots in my city, and I see other builders buying them at a steep discount from fair market value.

As a Builder, I wouldn't be interested in the deal right now (profit sharing/splitting), because there's simply too much work out there and everyone is turning down jobs.

For the amount of work that the developer/builder partner will put into it, 20% might be low (especially if they are going to be the guarantor for the loan), but if they are willing to take that, then good for you.

Remember in real estate it's about the long game, being a generational wealth builder, not so much the immediate cash flow.

Hey guys, What is your opinion of the best way to meet new Investors, Builders, and Real Estate folks in the Southern CA area, and if anybody knows of any good real estate meetings or groups for networking and meeting new investors and real estate entrepreneurs, I would love hear what you guys recommend. 

My husband is also a builder, and he is building a series of spec homes that have more bedrooms and would rent for more (fixing the cash-flow problem).

Alternatively, you could buy land and build but you'd have to find one of the reputable builders you can trust.

A residential appraiser will not put as much value on the land as a commercial appraiser or builder might. 

My firm currently has a buildable quarter acre infill lot available, but I'm mainly trying to gauge builders buying criteria, price and overall thoughts on building in that area.
