@Benjamin Larouche my current plan is to buy a triplex in Saint-Jean-sur-Richelieu following the advices of my agent.

@Benjamin Haberman your local market may have different requirements, but in my market the majority of listings for multifamily only allow showings with an accepted contract.  

I tend to agree with @Benjamin A Ersing, just a marketing ploy to create a perception of exclusivity.
