we were at that brew pub by his office... ( it was the first one in B ham and really good beer).he was regaling me in a story about this investor from Australia who came to visit she looks at his nice B stuff there in B ham.. and says why would I buy this it only has Gross yields of 15 to 18%  when I can get GROSS yields in Detroit that are 30% or better...

I don't know about small claims court in the US but from my experience in Australia you would need a contract between you and the other party that gives you a buy/sell arrangement to get out of this deal.
