I do not wish to manage any part of the tenant process and looking for a handyman to help fix a few think, plus some landscaping, and for a prop management company to help get a tenant in and handle payments.

One neighbor recently bought a barn type building that I bet he spent >$90k on rehab/septic/landscaping then another $35k for foreshore reclamation.  

Do your own landscaping,  people love curb and yard appeal. 

As a matter of fact, i never even factored in snow removal and landscape (even thought its a small patch of lawn and some bushes.
