If I terminate property manager lease for existing PM for rented unit then I end up paying whole year commission of about 1500$. 

Current situation I have a primary residence in MA and a SFH home LTR in Akron currently on a 1 year lease.

They converted the garage into a studio and been renting the upstairs and the downstairs on Airbnb for years. 

We did consider/evaluate that option, and have done multiple flips, but at those points have been under contract since New Year's Eve and carrying costs for another 2-3 months without a guaranteed sale is not the risk we want to assume.

Loan had high terms of 9.5% calculated to 20 years and a balloon payment on the 3rd year coming up this April 1st.

@Clark Harbaugh, Given the favorable tax rulings over the last few years (in particular revolving around trusts and their equaling a beneficial interest in the underlining propery) the IRS has actually been much more lenient (or at least silent) on these issues.
