@Tony Schmucker Now that you know all of those markets work from a Macro perspective you should look to see where you want to live for 2-3 years and what your and your wife's income will be in those markets.

Once you start to get people in there to look at project to project, that will give you a baseline then you'll start to gain more knowledge on where you need to be on the pricing/estimates etc.

As we evaluate deals, we're wondering if we're being too conservative with our estimates.

Typically the re-zoning to condos will be a pain point.

Keep taking action and at the same time be patient :)
