Would need to know a bit more before giving a specific direction but it is usually best to hang on to your property and not sell whether you expand on it or rent it out and purchase a bigger property.

I struggle with podcasts because they show a slice but not usually a start-to-finish how-to and you could invest countless hours (like I did) listening to many podcasts to piece things together.

I would sell that property in IL and chalk it up to a learning experience.

They are full size and yet still run off 120v and just need a water source and drain. 

These are entirely relationship-based and do take time and energy to cultivate but are very lucrative once you cultivate them.

Price out as much as you can in terms of materials and estimates.
