We're trying to get a bid from a contractor that came highly recommended, but they're saying that since we need to pull city permits (we're redoing a kitchen and bathroom and adding a washer/dryer) we need detailed plans that will cost $2000.

Unfortunately this documentation is getting easier and easier to come by.Also, I was sure to let any prospective tenants know that the facility was not pet friendly, and though you may see a neighboring tenant with a dog it is because he was here when you took over the building.

The rent we receive for the home is $80 shy of our mortgage, so as it is we are losing money every month. in the last couple years we have had to scrape together over $6,000 for a new front porch, $1,500 for a new water heater, hundreds for a new window that allegedly broke during an earthquake, a new washer. a new sink and so much more.

I've heard of coin-operated laundry facilities in multifamilies.... but I've always assumed the washer/dryer is located in a common area.
