When was her lease supposed to end originally?

I also priced up adding A/C to these units along with washer & dryer in each unit.  

We're trying to get a bid from a contractor that came highly recommended, but they're saying that since we need to pull city permits (we're redoing a kitchen and bathroom and adding a washer/dryer) we need detailed plans that will cost $2000.

TK is often SFH, I'd really rather have a MF so that I can invest in things like a coin operated washer dryer and storage units to increase NOI and have economies of scale as I grow my business.

All the appliances are mine except for the tenants washer/dryer in the basement.  

Such as a New Water Heater, Dish Washer, or Appliance of some sort.

Unfortunately this documentation is getting easier and easier to come by.Also, I was sure to let any prospective tenants know that the facility was not pet friendly, and though you may see a neighboring tenant with a dog it is because he was here when you took over the building.

I use CL, zillow, hotpads,  and make adjustments based on amenities, our biggest thing is including a washer and dryer.     

The rent we receive for the home is $80 shy of our mortgage, so as it is we are losing money every month. in the last couple years we have had to scrape together over $6,000 for a new front porch, $1,500 for a new water heater, hundreds for a new window that allegedly broke during an earthquake, a new washer. a new sink and so much more.

I've heard of coin-operated laundry facilities in multifamilies.... but I've always assumed the washer/dryer is located in a common area.
