I've always used a dynamic pricing tool in order to control how the property is priced on a given day.

An investor only needs to understand the market dynamics in this area and exploit the existing potential.

A lot of us have focused on Philly in the past year because the deals are better comparatively and the options are pretty vast to house hack there or invest in multi if you understand the city dynamics and blocks.

I am very visual and I like information radiators that are always on the wall staring at me to track my goals. 

I tend to be the visual/social learner whereas he can zip through a book in 1-2 days. 

Overwhelmed but really enjoying all the resources from bigger pockets... just listened to a short-term arbitrage podcast so this is cool to be a bit vicarious and listen in/learn/visualize what bringing in some STR's looks like... 

For a regular market yes, make sure it could be used as a LTR, but for a vacation market such as Kissimmee the dynamics are different.

Some negative visualization can help you get back to focus.
