I agree with @Chris Mason 100% I would be careful over-leveraging in something as uncertain as can be Airbnb right now.

Someone with fatigue is likely going to put far more weight on a certain deal than an uncertain 45 day close with no EMD where the buyer has to look for financing...

The legislative portion of this is rather easy to find, while the rules and guidance memos can be thousands of pages long and hard to locate.

I was asked this question the other day and it is surprising that others haven't offered something like this.My sense is that the funding period for crowdfunding investments in DSTs are so uncertain the sponsor via a crowdfunded investment may inadvertently blow your tax-favored status if the timing didn't work out properly.  

Hey guys, I'm going to chime in with some news that might surprise some of you...You cannot partner your IRA/401k with your personal money into an LLC in order to increase purchasing power....Even if you form a new LLC and all parties go into the LLC at the same time.I recently went to a seminar where some attorneys did not even understand this.I'm not an attorney, but I regularly visit Washington, D.C. to visit the with legislators and regulators (mostly attorneys) who make, interpret, and enforce the laws in this area.

I'm thinking, why chase deals in an uncertain -- and presently way overpriced -- marketplace, when we already own seven proven deals.
