Here's the updated cash out pricing hits from one of our partner lenders, who have taken the strategic decision to be super strong in the purchase mortgage segment at the expense of the cash out refi segment (I can respect that, it's fairly transparent to me as a mortgage broker, and I just know not to use them for cash out refis that they clearly do not want anyways).

You should be transparent with them if this is a concern.I am not an FHA expert but I’m fairly certain you are not in violation of the terms if you have a legitimate and significant life-alteration that requires you to move within your first year.

It is a business, to run your business successfully you need data, to have a valid, relevant actionable point of discussion when interacting with your PM you need data, and live data makes for better transparency, this builds more trust which leads to stronger relationship, and better synergy in making strategic and tactical business moves that are beneficial to both parties.The fact that I asked this question, does not imply I'm worried that my PM is not doing a great job.

I've been seeing transparently priced properties as of late and my realtor has mentioned that many are receiving less offers than before thereby decreasing competition and the inflated prices you see after bidding wars.
