I’m on my 5th property manager right now and at this point I’m seriously considering self managing and just installing smart locks and nest thermostats on all my properties that way I don’t need a property manager to pick up or hand out any keys or do I need them to make sure the heat is on when a tenant leaves in the winter.

Vote for a party that is favor of more government spending and hand outs.

But yeah, with ANY tenant, if you just hand out a property, don't get correct terms, don't collect SD, if act like a fool, you'll get treated like a fool.  

Or is it just they don't know how to apply for a housing voucher and other welfare handouts?

I gave each open house attendee a handout, I also posted the min qual on the rental listing (Innago now does this as well!)

I'm not for canceling anyones debt but I never heard anyone rip businesses for taking their PPP government handouts.  

I know we have one coming up in Tampa and I will hand out 10-15 and I'll collect a few.

If the homeless person has his hand out, that is not intrusive.

Lastly, attend trade shows to get more connected.

Quoting a handout that my QI gave me: "The amount of Gain you pay depends on the State and the type of tax you are exposed to.
