This is always tough because your agent MIGHT be terrible, but if a property is on the MLS and it's priced appropriately, you will get offers.

It's always a tough situation when a tenant may be delusional or looking for attention.

That is priceless. lolAs much as I did also enjoy managing on my own, meeting people, learning tough lessons, and learning local laws, I think I've met my threshold on how much is healthy for me.

Put simply, property management is a tough business and margins are small ($1,000-$1,500 annually per home)... managing contractors is difficult but the money is much bigger and much faster ($1,000-$5,000 in just a few months)... and selling turn-keys can yield $5k-$20k.

The tough part about Roseburg is that it's just such a small market that focusing on an investor niche isn't going to bring enough volume to be meaningful.

I have an inspection scheduled for tomorrow for the termites, but he said without tearing back walls it's tough to know whether they're active or not. 

Finding them can be tough. 

VERY expensive to build these and getting permits very tough ..
