Seems like larger properties might be the sweet spot in large part because of the economies of scale, but if I (or when) I make a mistake it might be easier on a 100K property vs. 500K+ property so that is a slight reservation.

In that scenario if the lower floor could be legal (see first question) then I’d be able to have a 4 bedroom 3 bathroom two story home with two living spaces (seems pretty sweet) within 1 mile I found two comps.
