Contractor - this is still hard for me to find someone solid and reliable.

I’ve heard of this being done in places like the Deep South but you have to build a reliable team because obviously you need a contractor, plumber, electrician, property manager and a realtor.

If I was confident one way or another I would place my investing "bets" accordingly, but for now I make decisions based on where the data and trends suggest the most reliable chance of producing a return. 

If cash flow is your top priority, Cleveland's reliable rents and predictable income could be a strong contender.

I also am aware of the work force in Cleveland having done 1ks and 1ks of renos/ repairs, more than a dozen office staff, 30 contractors and 6 full time handymen, it is NOT easy finding reliable workers.
