@Brandon Turner has a great video in the "How To" section of the videos titled "How To Get Started in Real Estate Investing for the Struggling Newbie" where he talks about learning how to surf (while he was on his month-long vacation in Hawaii).

People keep telling me that around here that is really for "developers" and I guess I don't rate yet (though I'd like to someday :))The problem is the market is so hot up here, it seems like the only way I can find a deal that supports my goals is with fixing up more distressed properties that haven't sold right away, so I'm struggling with the best way to use my available capital.

I've been selling commercial full time for almost a year and am struggling getting off the ground - I am building a solid database (from 0) of industry professionals (buyers/sellers/brokers/wholesalers etc), doing lead gen daily, and finding quite a few pocket listings.

I am struggling with the balance between sticking to just the letter of the law/lease, and trying to be a nice landlord who will take care of things just because they ask. 

I am at the landfill this morning unloading some junk from my house ,  The guy next to me is struggling to get a dresser out of his SUV he is around 75 years old  .

. :)Depending on where you move in VA you may struggle finding a move in ready MF property for that price so you may either need to put some of your own capital in there (if that is an option) or do something like an FHA 203k loan to start.

We are looking for for deals and struggling to find ones that make sense for our strategy.      

My struggle I have had is that I am self-employed (realtor) and unfortunately I wrote off to much on my last 2 year of taxes and so my DTI doesn't look so good now.

MY WIFE IS OVER HER MOM'S FINANCES NOW (POA),AND HONESTLY THE HOUSE IS WAY TOO MUCH UP KEEP FOR HER AND A STRUGGLE FOR ME TOO.NICE HOUSE ,JUST TOO BIG WITH THE POOL.
