As long as you’re willing to rent to a stranger at the same rate and $50/mo is the market rate you’re probably ok, (otherwise you could charge him $1/mo, so it has to be the rate you’d charge a stranger, or even more.)You are going to lose money doing this though.

I just do not want a stranger walking though my house unsupervised, and my tenants would not want at either.  

You would have figure out tasks that you needed done that you would be willing to let some random stranger do.

You never know when a deal will come out of nowhere just from having a conversation with a random stranger.

Sorry, not trying to bash you but hard truths from a stranger can sometimes be a great motivator so I hope you take my words that way. 

If a stranger cannot read it without questions, they don't understand what is required.

It doesn't make sense in my mind because it's not her property and it's not your utility bill, but I've seen stranger things.This is a good time to follow the advice of an attorney.

I want to take the opportunity to thank the many professionals on this website who are helping others (strangers for that matter) become financially independent and learn how to let money work for them instead of the opposite.
