A panel alone is above $1000, and does not include an entire rewire.That said, I have bought without an inspection...but lived in a place where there was no soil movement, no water damage, and instead we got stuck with termites.

Sometimes a lender will use the phase one environmental report that the seller has if it's less than a year old.The phase one isn't cheap and cost thousands of dollars typically.If you have to go to a phase 2 that can run 10,000 or more with soil sampling etc.Even if a report is on file with the seller and the bank will let you use it you need to order your own.

There is no direct support underneath the rim of that structure other than the two posts at the stairs so your point load is transferring to the ground only through those two posts, the stair connection and whatever fasteners are holding the ledger board in place.

As a wholesaler, am I supposed to perk test it myself, or do I include a clause in my contract that allows the buyer to conduct soil test and the deal is contingent upon results.
