I just completed my first brrr and have come to the conclusion that I need to do my own marketing,  buying at auction or from wholesalers makes margins to tight.I know lead gen well from the call center businesses.

I've reached the conclusion that I can't really learn anything further from just reading books and watching videos.

I made some contact in Pittsburgh came  across the nicest people there that helped me to check out the property , I searched many long (and maybe wasted) hours on understanding the areas regarding schoos, crime, renters, etc, - again this is also still a big question how to determine such decisions about areas (guess I will need to read some more). the conclusion with the agent that went to look at the property was as follows in his words “This property is not for you unless you find a good property manager.

We experiment, collect data form conclusions, tweak, amf the feedbackloop starts again.The gurus are pushing driving for dollars for 2 main reasons.Most savy investors know gurus are full of crap.The gurus know this very well.

My basic conclusion is:* We can't trust the data.* Sometimes certain events like foreclosure transfers get posted as sales.* There's always opportunities.

People read different news sources, and factor different things into their projections and come to drastically different conclusions.

Conclusion if this is more of a forever home (4-5 years min) and you want the change, go big.
