I am going down to the courth house on Wednesday to try and get a probate list... no idea who to ask or how I'm going to get them to actually GIVE me the information however I plan to bring my undeniably adorable 9 month old and hope that the clerk is someone who has a soft spot for babies.

Even if you strip out all the soft benefits, it's obvious that if you can trade something ( like your time), for something of much greater value (community goodwill, great PR, marketing photos, etc.) its a beneficial transaction!

Costs can vary a lot depending on level of finish, what community you are building in (fees can vary a lot) etc but for purposes of a very broad brush I'd use $120/SF plus soft costs (architect, engineer, survey, legal etc at another 15% over hard construction plus land, plus site work.
