Trying to use efficient market hypothesis analysis that has roots in securities analysis isn't going to work well.  

Look for cracks on the sides of the house, trees whose roots may be too close to the house, leaning structures attached to the house, these are basic things you will be able to spot without an inspector.  

I am familiar with the area, and I think it will take some time for changes to take root.

There is a break in it, with tree roots inside.It has become apparent the previous owner knew about it and did not disclose it and is now lying about it. 

I would worry a as buyer that tree would have roots under the house and the foundation might be an issue down the road.

It did take a moment for me to get my direction and be able to communicate my initiatives.The agent that I began with, I am still utilizing services from as I found that initial "training", so to speak, for both of us had already rooted itself in what could be a good partnership. 

But the first thing is to determine the root cause of the building's current occupancy status.
