Bad ::: The house had an extremely heavy smoker living in it prior to me (previous owner died of lung cancer and I could see why) tar was dripping down the walls and trim throughout the house.  

If I know that I'm making most of my items using a fryer, then I might not invest in as large of an oven or a grill.

@Jeffrey Stasz are you talking about concealed minisplits which are mounted behind sheetrock with nothing but a grill showing?  

I've had at least 100 inquiries, but it's been difficult to find anyone that isn't a smoker, and has at least a 525 credit score.

A place that I bought several years ago had smokers and cats in one unit just prior to my purchase.

You got smokers that were irresponsible pet owners to boot. 

Crazier yet, what if it was left as a smoker-friendly rental?

To the non-smoker, they will answer zero.

I do simple google forms application for initial screening to rule out people who cannot afford it or who tell me their credit is below 600, smokers etc...After the showing, if they are interested i get a full application and run the credit.
