Bad ::: The house had an extremely heavy smoker living in it prior to me (previous owner died of lung cancer and I could see why) tar was dripping down the walls and trim throughout the house.

I do simple google forms application for initial screening to rule out people who cannot afford it or who tell me their credit is below 600, smokers etc...After the showing, if they are interested i get a full application and run the credit.
