What I learned after being there for 3+ years is that it was just like living in an Apartment as no-one knew each other and there were always people coming and going, lots of Parties and such and with the animals, a lot of the renters did not care if their animal urinated outside on the sidewalk, as they stated the dog had to pee.

Yup Comply ,,,comply and smile..As far as rust on furnace,, sand it off and spray paint it..if it's the exterior.. if he red flagged it.. you got issues and might need a HVAC guy to service to ok that's it's up to use.At least he didn't hit the electrical panel or outlets, gfi's ,, roof.. or sidewalks/ steps for cracks..You could ask if you can still get ok to rent, and he'd probably say OK... with time table for reinspection.. set.... did you ask??

Last winter one of my tenants wrote me a thank you note because when she left for work at 3am (she's a baker) she was fully expecting to have to dig out, but the driveway was already plowed and the sidewalks were already shoveled.

Since water goes to the lowest point, it would have rather come out near the sidewalk, instead of the top of my yard, I think.
