Started renting it out in Summer of '24 when I first moved!

Buying a large new build home can also work well as a house hack as you can charge a premium rent, and generally most bedrooms built now a days have en suites (at least in my market).  

I've rented rooms to BSSM students, but I'm not sure that I want to continue with that group, or switch to independent senior living, etc. 

I do not want fixer-uppers, only properties ready to Long-term rent.

If you have 10% vacancy that means every month your have 2 units that need make ready and rented. 

This one isn't a serious one. 1/25/25  around 3PM- Mel (wife) and I were at our rental getting it rent ready for our new tenants.

Purchase like so, use 401k loan to rehab, then rent and refinance is the plan that I am considering for my first property.

I got a notice in the mail about the tenant's gas and electric being late again, Im assuming they paid that bill instead of paying me because rent is now 18 days late.

A tiny home installed on rented land won't have a huge value and therefore won't have that big of a depreciation benefit. 

I currently have a house I am renovating that should be worth around 210k-240k and rent for $1,800 - $2,000 in May.
