You can have a small sink, an under counter refrigerator, microwave and even washer/dryer in a basement unit but once you add a normal size kitchen sink, refrigerator and stove/oven is when it becomes illegal.

Apparently he knows my heat guy and he's one of his biggest clients and apparently he went back to school for refrigeration certification.He got him to call me back and I got 3 other numbers!!!

Don't give them SASEs: if they don't like paying .50 for a stamp they can send payment VIA Paypal or some other app or they can go to your office/some other place you'll be where you're not wasting time waiting for them if they want to pay VIA cash (I don't chase rent - they send/bring it to me).Favorite lease addendums: "A range and refrigerator are provided but maintenance and repair are responsibility of the tenant and......All drain and toilet clogs are the responsibility of the tenant" are my two personal favorites.

If the unit can be declared a rec-room (for instance, doesn't have a stove or refrigerator at the time of inspection) then it's not really considered an ADU, and you shouldn't have an issue of getting a permit for it.... but again, I'm no expert, but I'm sure you could find one at the permit office.Hope that helped a little,Trey

I wanted to openly share a problem I am having and have yet to really fully over come it although I have been able to address and tackle some of the pitfalls I am encountering.I am renovating a downstairs space to create an apartment.I will need anywhere between 8-11k to complete. depending on how much work i do myself and what level of appliances and cabinetry I choose.So far after one year I have only done the electrical. demo. sheetrock and plumbing the plumbing was pretty extensive as an ejector pump had to be installed and the pipe routed over 16 feet across the attic space above the ceiling. a washer dryer connection was made and plumbing for refrigerator sink and bathroom were all completed.I am still so far away doors, both exterior and intererior. flooring. cabinets. appliances. paint. bathroom remodeling.currently I do not have a lot of cash flow because I purchased a Bmw. and the note is eating into my operation budget.I should have waited (that is the deferred Gratification piece)also the occasional hiccup has caused grief like a tree that had grown around my outside water meter. and had to be removed only to have a hot water heater fail the next month. followed by property taxesso it has been five months since I have done anything in the apartment.I can probably manage to put 1000 per month consistently toward this project.It will take sacrifice and not too much personal pleasure indulgences.This would have been the first month I was going to start the doorsbut I started teaching bass guitar so bought a bass then another then another in a five day period.

When I get a calendar, refrigerator magnet or something else like it from them, all I can think is "Wow, that's an expensive piece of marketing" I can't help it.I work with wholesalers all over the Country, managing their mailing campaigns for them, and all of them seem to have a common "problem":"what do I do with all these people who want retail for their property?"
