Our tenants tend to be long term and there is always something to do to refresh a property before the next tenant, so I can't imagine we will ever have zero vacancy during turnover.

It equips you to do your own deals, gets you access to the MLS, can manage other people's property, and although its never convenient, the continuing education is a great way to continue to refresh and follow all of the changing laws.

I personally think a website is part of networking, as I introduce myself, I can funnel people to my site to refresh their memory about my services, contact me, and or learn more about me and my goals.

I needed the paint refreshed on the front of our building a while back and paid a handyman $12/hr to do it.

There is a ton of info available via the search box (top towards the right), but to get a refresh on the advice there, asking your questions on the forum will usually get a lot of input from the members (some will complain about re-asking old questions, but just ignore them.  

Plant a sign, refresh the listing sheets, hang a lock box.

Now that they are refreshed and rented, I'd like to recapture 70-75% of their individual values and continue the BRRRR process with other properties.

While my mom reads it as refreshing, I read it and everything my family taught me aligned, or just clicked!
