Am also looking into as a means of HOA/condo management, which would obviously be a far larger recurring overhead, but in lieu of a full-time PM so any additional experiences folks have are welcome and appreciated.

You would probably have to meet with the tenant and help them set both up however they have recurring ACH at no cost for either of you.

If I were the landlord I would have charged a pet deposit and recurring pet rent and would have simply said NO to pets and would have had explicit lease terms to address pet damage to protect LL in dispute like this.
