we do much better organic and thought the cost for BP was very high compared to using other avenues - what we also see no matter where you are promoting is a lot of the leads want to pick your brain or want 100% financing...

The tenant is mentally unstable, didn't pay rent over a year, got evicted, forced out by the Sheriff and kept coming back to the property by breaking locks and lock picking.

I picked up 5 clients last year in just a few months.

My best advice is to pick the issues that are of major concern like roof, foundation, radon etc. but perhaps skip the leaky faucet or burned out light bulbs.

A client is not going to pick a property manager that can only manager their MD properties but not their DC properties.

I'd recommend you pick a place to live when you are on a longer contract that you expect to be in place for a year.
