You just need the other party to agree to it.I would expect that the large vacancy has been that way for a while; and, the owner may not be motivated to put the center under contract unless you are willing to "pay" for the privilege of finding a tenant.

You become the trustee after the formation, but anyone trying to see who owns the document would see an attorney's name only and would need to shell out a good chunk of money in discovery to work through the attorney-client privilege to tie your name, or your partner's names, to the asset itself.Just some thoughts!
