I know the 1% response rate seems low, but the quality of the calls is good because they tend to be mostly motivated callers.Now the yellow letters on the other hand have a much higher response rate, but they tend to be a mixture of curious callers, angry callers, tire-kickers, and quality calls.

It's a pretty small sample size so far, but the majority of the callers have been out off area landlords (mostly people living in the bay area) that were interested in finding out how much we'd be willing to pay for their properties.

@Justin Jarboe I have 3 numbers. 1 is my personal cell, 1 is my google voice # that I use as my business # as a broker, and the other is separate cell that mostly stays at home that I use as my caller ID when I cold call and when I advertise rentals.I used to advertise my gv # with rental listings, but so many of these aggregation websites fail to take down my listings in a timely manner once they are rented and I continued to get overloaded with calls about unavailable apartments.

And the 4th bedroom ending up for guests as we each have big families who sometime visit LA from east coast, etc.But this year we are behind on bills so we broadened to offering each/both room for single occupancy on the dreaded CL and other sites.I'm shocked that most of the callers we have gotten so far, rather than have questions about the rooms, are actually so far just ones that go straight into stating that they do not meet our listed description/requirements (ie, male owners looking male roommates) but 'here's why you cannot refuse considering us anyway.." followed by robotically reading some script/quote such as from the NHA, FHA or ADA.

Technology is making the caller ID thing better but I would have to call people via Skype and most calls would go to voicemail.

They not only provide you with a mailing service, they can also ask questions that you give them specifically to screen the callers.

Postcards are mostly quality calls, while letters have more curious callers, tire-kickers, angry callers, and quality calls all mixed together.

I recently sent out thousands of postcards to absentee owners and hired a very expensive, REI-focused answering service to answer the calls for me so the callers can speak to a live person instead of having to leave a voicemail message.To my surprise, this answering service is only answering about half of the calls and letting the rest go to voicemail.
