That severely limited the number of lenders I could go to, so I ended up finding a loan product (that costs a premium, albeit) thru Velocity Capital Mortgage that allows fully-amortizing or IO payments (for first 10 years) which will help me build cash flow and accrue title seasoning while I find the right time to pull the trigger on a fully-amortizing DSCR product Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

No formula can be accurate across the board because even “cookie cutter” properties next store to each other differ as to view, location to the street, topography of the land, lot size, physical condition of the property, past remodeling, quality of the mechanical systems, sunlight, utility bills, past use, etc.  

Rates have improved for these loan products as well.

I’ve used it for projects and think it’s great for high ticket sales coaching and information based products. 

If you are using a purely investment driven DSCR product you shouldnt need transcripts at all, ever.

Are there other loan products similar to the DSCR loans that can also be utilized for investment properties?

It will sell mores easily and be a safer product.
