My local jurisdiction imposes an owner occupancy requirement on JADU's but not ADU's, even in the case of an internal ADU that could be a JADU due to overlapping definitions.ADU's are exempt from rent control and thus fixed term rental contracts are possible.

In my area I schedule 3-4 showings from noon to 1pm and don't mind if they overlap since it creates a sense of scarcity and urgency.My last rental I had 2 applicants fighting over it since they saw it at almost the same time.

Sometimes you can convince them to pay overlapping rents for a couple weeks, but don't expect good tenants to be ready to move in tomorrow, is my point.

You're absolutely right Deanna, overlaps between property descriptions happen all to frequently, often as a result of different surveyors using different reference points when doing the field work on neighboring properties.

Pro-rate the rents for both units with minimal, if any, overlap, depending on how much personal property needs to be moved, and time tenant needs for cleaning.
