I’d say parts of Spring Valley, N LV, and Henderson might still have some opportunities.

It currently makes enough to cover the expenses and would be a great house hack opportunity or a buy -n- hold. 

@Mark Na If you still have a mortgage, that gains will be the difference b/n $250k, paying off the mortgage, and any other seller fees .

If you sold a property of $100K and are buying a duplex for $200K then you could live in 50% of the property.The valuations n your scenario seem to work but iI think you've got a different potential problem.
