Is it moral?

After all, moral considerations aside (and they shouldn't be left aside), I will still need to live and do business in this small town, with those sellers and their friends, families and neighbors.  

Bummer, moral of this story, don't celebrate until you have cashed the check..

I don't have a dog in this fight, I've never wholesaled and don't plan to unless I come across a deal that only makes sense to wholesale.You seem to be very comfortable questioning other peoples ethics and morals having never met them or dealt with them in a personal or business sense.I'm in no way encouraging or ok with people taking advantage of people (lying etc),It's one of the most disgusting human traits. 

Or pass up millions cause it's not morally right or breaking the rules a little.

While there are great guys in a fraternity, there are also horrible guys with low morals and ethics.

When I had one, he could run the comps, help me with pricing an offer, and give me some moral support! 

I do believe that there is an ethical way to negotiate these deals but there seems to be a huge grey area in between a good deal and predatory that is a slippery slope full of moral hazard and profit motive.

Moral of the story: you make your money when you buy is very true statement. 

I do not have the faith of a priest in Christ in the moral compasses of the top private finance professionals of the USA.
