So, they likely take their real numbers, modify them for some "nail-biting realism", then pull it off safely in the end "smelling like a rose".

If you're installing over a plywood or OSB subfloor, you need to install cement board and lay your tile with modified thinset mortarI would use a penetrating sealer on the tile. 511 Impregnator, available at Home Depot, is probably the best-known and most effective variety of this kind of sealer.

Account Closed  Tiny homes are nothing more than modified travel trailers or mobile homes.I looked at these years ago they were called park models at the mobile home manufactorers.these container homes are on their face since they are built with steel  much tougher  LOL and will last longer etc.the MFR one he is building St.

To keep things very simple, I’m assuming the following: Structure: SFRAsking price: $111,111Desired COCR: 10%Gross Rent: $1,000/monthFinancing terms– preferred is 70% LTV over 15 yearsIn the example below (btw...I'm using a modified version of @Brandon Turner 's 4-Square concept), I plugged in getting the property at a 10% discount and the preferred terms and can only achieve $55/month in cash flow with 2.05% COCR.If I plug in terms of 80% LYV over 30 years I can get a lot closer.If I plug in my preferred terms, and calculate my best offer, I can only pay $75,408 which is 67% of the asking price.

For contracts I would just use and modify the WB-11 or depending perhaps an option to purchase (if you're not sure you can unload it).
