You're close enough to the med center and UNO that you should be getting a younger crowd.  

I had an almost identical situation with a med school tenant who had bad credit so offered to pay 6 months up front and then another 6 months when his next set of housing allowance came thru.Even with that, he was a bit of a nightmare...was late with the next 6 mos payment and then only had 3 mos rather than the 6 agreed.

There is no capital gains tax here....it is all ordinary income tax, plus ss/med.

Now med companies, they are med companies, it's like going to McDonalds and saying I got a billion people who might be hungry, if I paid for the bill, do you think you have something they would like?

Dina, I'm in Kyle but I'm totally down to meet up anywhere up there.

But, being that he is currently in Med-school I want to get other people's take on this market.

Recently talking to a buddy, he plans to move out of state for med school.

You're not, you're paying ordinary income tax plus 15.3% SS/med.
