You could have brought an 1+ acre Palo Alto Hills mansion for $1.7M in 2010 (one of my friends brought one in 2010) and some of those properties sat on the market for 6+ months. 

If I was rehabbing a mansion that required top-notch appliances, a small store might be competitive.

My propoerty stands at 3700 square meters in size, it's not developed yet, it has the potentially of being sub-divided into atleast 3-4 plot, which 400 sqm mansions can be built on.I'm looking at selling all of this at USD$215 000 neg.

.$300/mo cashflow could be a home run for the mobile home, but could be a complete disaster for a mansion.

Everything looks very nice, but this just coming from personal experience, many people like the uptown portion of Harrisburg with the governor's mansion being close, alot are afraid of midtown even though that's not even the worst part yet, and the school district is rough.

In college I lived in a place like this that was a mansion converted into 7 units and always wondered what went into it.
