But as of the last 6 or so months I seem to be losing direction.

Last year we began testing different places by staying in Carrillo and Junquillal with day trips to a lot of other nearby beaches. 

Very new to creative financing, looked at DSCR loans last year but don't know how to check on the lender for reviews or scams.

Can try to reposition to Class B, but neighborhood may impede these efforts.Vacancy Est: Historically 10%, but 15-20% should be used to also cover tenant nonpayment, eviction costs & damages.Tenant Pool: majority will have FICO scores of 560-620 (approaching 22% probability of default), many blemishes, but should have no evictions in last 2 years.

Much of my career for the last decade has been in Cybersecurity, and we feel the same about DOJ and regulations around incidents. 

Winter always sees fewer people moving, but a lot of people were transitioning for the last 4-5 years.

When I have last minute cancellations, I still pay them.

I just bought a lovely 8 unit last April that had been horribly neglected but have turned it around and done some cosmetic renovations and increased rents.

That's kind of what I figured, the last public ballot measure vote to deny rezoning was late 2023.
