As for utilities it would be the same if you share water and it is not separately metered to accurately determine usage then that bill would be split and used as an expense for the other unit, not deductible but an expense.

This particular building would be hard to figure out based on past usage because the buildings had been foreclosed and the current owner has had a lot of vacancy in the past which would show lower utilities during that time.
