He has been a horrible game player for the past two years.  

It is not possible for others to provide sound advice without knowing if one of you (or both) work W2 jobs, what your real estate aspirations are and whether or not one of you has a natural interest in real estate and would like to become immersed in the profession.  

But I jumped into real estate as a realtor because I wanted to fully immerse myself in the business.

But rather than be rash, I've dedicated more than 4 hrs a day familiarizing and fully immersing myself.

So my only experience is in physical therapy as a career and I think it would be in my best interest to be able to lean the most being immersed in real estate all day long.

What I suggest is - you become fully immersed in this industry if this is something you desire to do.

(I'm going to be sending out resumes in Colorado, North Carolina and South Carolina in the near future.)After I post this, I'm going to buy The Book on Flipping Houses, The Book on Estimating Rehab Costs, The Book on Rental Property Investing and The Book on Property Management to immerse myself in the subject before asking for OPM and settling down in a long term location. 

Anyway, I would suggest attending some local meetups and/or investment club meetings to immerse yourself into the scene, meet other like-minded people.
