Takes a group effort and if you have a lazy, irresponsible team member it will fall apart, especially if your GC is a mess, been there done that. 

Not sure how you’d go about starting a peer DST group, but this thread is a good resource as it gets constantly updated.

Holds you accountable to accomplish task and the group is a wealth of knowledge.

There is a Houston real estate group that has 60K+ people.

As for Facebook, I have joined multiple groups and spend time searching marketplace but I have always wondered if I should be hesitant about reaching out to those people who are posting these homes.

Just got an inquiry in an REO group I host about a VA Vendee loan. 

Establishing a great relationship with a mentor or group that is actively doing this would be great!

@Thomas Fredella I have never heard of them either but I would be hesitant to join anything when there is tons of free RE information available out there, including BP.The one great thing about paying a ton of money to a group or guru, however it is a way to keep you accountable.
