During normal times (the virus is not normal times), I would think 5% long term property appreciation is not aggressive, but I would choose a more conservative 3% or 3.5% in my projections.

@Malik SesayKeep in mind that in order to take a distribution under the CARES Act you must have been impacted by the virus in one of the enumerated ways.If so, you can take a penalty-free distribution (as well as waive the 20% withholding requirement) from your 401k (assuming that the employer allows it) anytime between 1/1/2020 and 12/31/2020.

It's a little risky because I've been furloughed with the virus, but i was thinking of pulling a hard money loan ( refinancing after 6-12 months ) and getting the remaining 25% from a private lender. this is my first real estate investment. is my strategy logical ?
