Now to be fair I did not exit on wraps market was to good we just stabilized light rehab and sold for cash and paid off the underlying I never kept these more than 6 to 18 months and then on top of that we were very well capitalized mid 8 figures in cash so we could payoff any loan at any time if it was necessary.. so my model was different I ONLY bought props with 20 to 30% or more equity after rehab day one..
