You definitely want to have the right insurance and make it as safe as possible IMO.

If you can buy with 20 percent an hour away, as you said, that seems like the best option if the finances and numbers work for you.

I think the value to the trainer would be worth it and I suspect the student will get the best education possible.

But i was able to achieve the elusive infinite return on a majority of my RE and all of my investment RE that I purchased prior to 2020.Infinite return has the benefit that the finances are not the hindrance to scale.  

I have had sellers agreed to owner financing as well as sellers to take steep discounts, as well as sign a purchase and sales agreement with me on the spot.

If this is not possible, take some time to get to know and be-friend the other HOA board members before you waste money with an attorney.

Hi Basit,It's probably been a combination of outbid, or out contingencied, and a bit of financing at the levels we want.
