I am getting a really sneaky suspicion that they are stealing money and finding ways to charge unnecessary fees and want honest feedback from anyone who has recently dealt with them.

If you feel uncomfortable with that $850k price tag, I would pause and recommend attending RE meetups in your area and getting feedback from other local experienced investors on San Gabriel Valley and other parts of LA.

Hi folks, Looking for some quick feedback from a financing perspective...

No I have not been in person, and what you are describing is exactly what I'm worried about.I will say that I do have a contractor who I trust to do an honest thorough inspection (I requested several references who all gave positive feedback, and the one property I did ask him to inspect he found a major structural issue and immediately told me not to considering buying it).It seems like when most people run into trouble its because their estimates of vacancy, maintenance, capex were all too optimistic.

I also got these numbers from my realtor & ran them by a real estate investing group (a very expensive one) that I was a member of and got great feedback from almost everyone except one person thought the appraisal was inflated.
