As I live in Hot Springs my favorites are the RE Investors meetup on the 3rd Sat. of the month and the Landlord meeting on the 3rd Thurs. of the month.

The iPadPro is great for watching movies on long flights, but not much else.  

I do feel like I have already analyed hundreds of platforms, i guess this was my top favorites/most curious about list

I teach this...and it's one of my favorite ways to invest. 

The fringes were somewhat sketchy in the 80s and 90s, but they fixed up the downtown in the 90s, but nothing much happened until the movie theater went in downtown in the early 2000's, then people started coming downtown and more restaurants opened and it got trendier.Even at the most recent bottom in 2012 it seemed expensive, but it's doubled since... it's been pretty crazy lately, teardowns everywhere, we just counted 8 in our neighborhood.

Ooooh, one more question: For those of you working within Washington State, do you have favorite tools/venues to find off-market opportunities, or do you do it the "usual" ways (research, hunting for "motivated" sellers, driving for dollars, building up connections with people in the know, etc.)?

They dine out, watch a movie, or spend the day shopping in another city.
