Is it some kind of foundation specialist to start with to at least know what it is and know if there is anything reasonable that can be done, a general contractor, or is this something I just write off as seasonal shifting of the foundation that happens with some?

Catherine id highly recommend spending a full day or two consuming youtube videos that specifically go into detail about this process, theres so much to teach and writing this whole thing out would literally be a whole book.

Between a demanding FT job (that I enjoy,) a wife who also works FT, and two young children, I have no real desire to "all in" to real estate as a FT career at this point in my life.

Write it down on paper and make it a goal that you'd like to find a house hack under a certain price point after being approved.

People forget that you are allowed to enjoy your houses and also make money on them.

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!

I have learned so much on this one and have been writing down and learning all that I have taken away.  

When we are asked for a proof of funds, I will write a letter, likely similar to the one you received, and I always include a redacted bank statement.

I'd recommend sitting down daily and writing down every single action steps that will help you get closer to your goal and mark each one off as you go.
