Portland is not too keen on short-term rentals if someone isn't living on the property 12 months of the year.  

Banksters have never been too keen on investors (we're too much like them).

Russell Brazil , you're keen on how mixing the two can be a slight risk, but at the end of the day, a wholesale offer is coming in the form of a purchase offer, the most that the person can pay for the property.

Especially keen to have a contractor partner, for obvious reasons.Have seen ideas/presentations from hard money lenders and I wouldn't mind to hear more.Please get in touch if you're interested. 

Sometimes she sends requests that are aesthetic only and aren't really necessary, but that's because she is so keen on keeping the place looking great.

I don't see a lender being to keen on offers being assigned to other buyers; lenders typically want the property gone.

Unfortunately, I am keenly aware of how much really bad information or lack of depth goes into the promotion of self directed retirement plans... including here on BP.
