I have run into an HOA issue - I have leased a townhome to a tenant and I leased it with verbal consent form one of the board of directors of the HOA.

I have served on the leadership side and also as a director overseeing 4 chapters and still ran my business.

To each his is own though.I am not advocating for or against direct or passive real estate investment...I do both and the verdict is still out for me on which is the best path.  

So we have a Declaration that says the first set of the 3 elected Directors (after the initial builder appointed Directors) will serve 2, 1, and 1 years.

I am retired from the military, I am a Sales Director for a credit card processing company.

with the new rules its hard to get one done in much less than 30 days.. and 30 to 60 is norm.We work with a broker in PDX  ( Directors) they can table fund. and if its a slam dunk file IE 800 FICO W 2  etc etc owner occ lots down.. they can get it done in about 10 business days.our issue is getting appraisers out some are 30 days out.

I signed on to a program that was to form student investor groups in various cities that would offer extensive training at no cost AND 100% funding of flip deals up to 70% of ARV to the students  in exchange for a specific term of 50/50 profit splitting between each of the program directors and their respective students.
