And third, you can make sure your lease's guest policy and non-smoking clauses are beefed up and made extremely clear to the tenants.Lastly, you probably inspected the property at least once or twice before closing, so you would have likely been able to determine if there was any significant smoke damage or cigarette smell inside.

I didn't owe anything, but I had sold my car to someone who racked up several thousand in parking fines and then promptly disappeared so they tried to flip the charges back on me as I was the only one left with money to collect.I called an attorney who sent them a cease and desist letter along with a warning that they would be liable for substantial damages if they ever contacted me again (and we would sue if they did).

I’m trying to understand if this situation is normal and if it's worth my time to pursue the tenants for the lost rent and damages.

This public exposure to the commission process may be the most damaging aspect and may dwarf these verdicts longer term. 

You probably don't know about septic systems, foundations, how to look for termite damage, how to know if you need a new roof, how much life is left in the AC, or what it costs (from a contractor) to fix much of anything.  

It would not be prudent of me to not want some kind of coverage for damages to the property given the investment being made on the property and it's value. 

It means doing local maintenance in case a cord is damaged, but simplifies things for the tenants with reserved parking spots.

I was fully not made aware of the fine element and daily cost by my lawyer.

Always test a small spot in somewhere that's not noticeable to make sure it's not going to damage it.
